ABOUT US

DEVELOPMENT

We employ a strategic approach to three areas of deal sourcing, ensuring a diverse range of investment opportunities in the affordable housing sector.

  1. We explore permitted projects that require rehabilitation or ground-up construction. These projects present an opportunity to transform distressed properties into vibrant, affordable housing options, positively impacting both the community and the investor.
  2. We identify vacant parcels of land suitable for planning and construction. By utilizing these underutilized spaces, we can develop quality affordable housing that meets the needs of residents while revitalizing communities.
  3. We partner with municipalities to gain access to city-owned land that is earmarked for affordable housing development. This collaboration not only helps address the shortage of affordable housing but also creates opportunities for long-term community impact.

INVESTMENT

Financial Equity: We allocate 10% of our returns towards the capital stack of larger developments, enabling us to provide financial equity to minority stakeholders in real estate development. This fosters a mutually beneficial arrangement that promotes wealth creation, inclusion, and a shared sense of ownership. Alternatively, we offer opportunities as general or limited partners, providing ROI with your financial, technical, and political support, which allows us to demonstrate that there is space in the capital stack for minority or smaller developers who may not typically receive such opportunities

Community Engagement: Our strong relationships within communities enable you to engage with local leaders and stakeholders to incorporate their feedback of affordable housing needs and build trust within the communities that are most at risk. This approach ensures that our projects align with community needs and contribute to long-term sustainable growth and affordability.

DEI

We incorporating strategies that foster diversity, equity, and inclusion at every stage of the project, enhancing the overall social impact and attractiveness of our developments. With DEI being a statewide mandate for RFP responses, we not only provide that criteria as a partner on paper, but you also have the opportunity to collaborate and portray your commitment to Affordable housing financial investment, your enhanced support of minority developer growth and financial support across the board. We provide you the ability to quantify your investments in DEI and the development of Affordable housing.

Through partnerships with Street 2 Ivy Inc. and major developers, we bring specialized DEI expertise to our projects, ensuring that they meet the needs of underrepresented communities. Our community engagement initiatives and access to emerging minority and women developers contribute to social and financial equity.
